I went to have a quit claim deed recorded. It had already been prepared by the seller of the land which I purchased. The document did not have a 3 inch blank space at the top, which is where they stamp their insignia. It just had misc. info that could have been erased or copied over (read on...). I was made to pay a 25 dollar "non standard document" fee to rectify this. I asked if she could just make a copy of the quit claim with a blank sheet of paper over the top 3 inches to make it suitable to their standards. The answer was "Yes, but I can't change it now." It was just a "gotcha" way to gouge a citizen for $25 instead of offering to help someone in an honest fashion. Expect this kind of 'service' if you go in person.
